The aim is to generate insights that can inform better property development practices. The research utilizes primary data collected through two sets of questionnaires: one targeting household heads in private housing estates, and the other directed at the estates’ management departments. The study focuses on three purposively selected private housing estates: Onitsha GRA, Akpaka Housing Estate, and American Quarters Estate. A total of 280 questionnaires were distributed among the household heads, with 175 in Onitsha GRA, 53 in Akpaka Housing Estate, and 52 in American Quarters Estate, using a simple random sampling technique. Data analysis was conducted using frequency distribution, mean rating, Relative Adequacy Index (RAI), Relative Satisfaction Index (RSI), and Factor Analysis. The findings reveal that the majority of respondents were male (66.5%), aged between 31-45 years (60.85%), married (78.3%), and well-educated, with most households consisting of three persons (66.5%). Satisfaction with bathroom/toilet facilities showed a positive correlation with age, educational attainment, and income. Respondents rated potable water supply, burglary proofs on windows, number of bedrooms, and residence type as highly adequate, while privacy, housing costs, and fire safety measures were deemed inadequate. Management strategies were consistent across the estates, handled internally. Despite overall satisfaction with housing attributes, dissatisfaction was noted regarding noise levels, proximity to work, parking space, social activities, and access to shopping facilities. Key factors influencing satisfaction included managerial practices, utility adequacy, infrastructure, facility maintenance, and accessibility. Together, these accounted for 64.82% of the variance in satisfaction. The study concludes by recommending that future developments focus on addressing these deficiencies to enhance resident satisfaction and promote sustainable living in Onitsha North's private housing estates.Item Corruption and Money Laundering: An Impediment to good Governmenance and Economic Development in Nigeria(Lead City University, 2017-07-27) Professor Adeyemo Kabiru AderemiLead City University 8th Inaugural lecture, Corruption and Money Laundering, An Impediment to good Governance, Economic DevelopmentItem Critique of the Requirement for the Selection of the President in Nigeria: A Case Study of 25% FCT Votes(Lead City University, Ibadan, 2024-12) Amao Dauda KolawoleThe provisions of the Constitution of the Federal Republic of Nigeria are supreme and having binding force over every person within Nigeria. The provisions of the Constitution is read alongside with others enactments made by the National Assembly. One of the enactments in relation to election in Nigeria is the Electoral Act, 2022 and other guidelines and regulations. Before a person can contest for the post of a President of the Federal Republic of Nigeria, as amended, such person must meet the requirements of the laws as laid down by the Constitution and other extant laws. One of those laws is the provision of 25 percent of votes in 24 states and Federal Capital Territory, Abuja. The interpretation as provided by the Court has not even resolved the issue of mathematical calculation of the 25 percent and whether scoring of 25 percent of vote in the Federal Capital Territory, Abuja is a mandatory requirements by law. Thus, this research work considered many interpretations to the provision of section 134 of the 1999 CFRN, as amended. The researcher explored and adopted legal doctrinal method that is a library - oriented research by search for primary and secondary sources of information which included the Constitution of Federal Republic of Nigeria, 1999 (as amended), Electoral Act, 2020; relevant textbooks, journals and articles. The study shows that the judicial discord in the interpretation of the constitution in relation to the study will create more problems in the nearest future because the decision of the Supreme Court is not binding on itself and the recent position in relation to the subject matter can be overturned whenever an issue of such nature arises for interpretation before the court. The study concluded that the pluralistic nature of our legislative body which makes the amendment of the constitution cumbersome is a hindrance to achieving a unified legal system against the interpretation of the 25 percent votes. In the face of this insecurity situation, the attitude and modus operandi of the security apparatuses remain suspect and unsatisfactory. The study employed a descriptive research design, and used a mixed method of questionnaire and interviews. The theoretical review was anchored on Frustration-Aggression Theory postulated by Fererabend and Feirauben (1972). Four research questions and one research hypotheses were formulated to guide the study. Questionnaire was used to collected data from the youth that were involved in this study. Six In-depth interviews were conducted with the chairmen of the six Local Government Areas and Local Council Development Areas (LCDAs), while 8 focused group discussion were done with the members of the community development association (CDAs). The responses from the questionnaire, interviews and focused groups discussion were transcribed, coded and analyzed using frequency tables and percentages while the hypotheses were tested using manually-computed chi-square (X2) statistics at 0.05 level of significance with appropriate degree of freedom (d.f.). information from the instruments were used to authenticate other responses from the questionnaire. The findings indicated strong and positive relationship between youth unemployment and criminality in Alimosho Local Government Area of Lagos State, Nigeria.
