Abstract

Lagos State, Nigeria’s economic powerhouse, faces significant challenges in property development due to rapid urbanization, land tenure insecurity, and inefficient land administration processes. The Land Information System, and integrated digital platform for managing land records, cadastral data, and spatial information, has been introduced to streamline land transactions and enhance transparency. This study evaluates the impact of Land Information System on property development in Lagos, Nigeria. LIS provides a comprehensive and efficient system for land management, enabling better decision-making and improved property development outcomes. The implementation of Land Information Systems (LIS) has been promoted, recommended as a solution to the challenges of land administration in Nigeria. This study assesses the effectiveness of LIS on property development in Lagos, Nigeria. A mixed methods approach was employed, combining surveys, interviews, and spatial analysis. The findings reveal that while Land Information System (LIS) has improved the efficiency of land transactions, its impact on property development is hindered or prevented by inadequate data integration, limited public access, and institutional weaknesses. The study recommends the integration of LIS with other government databases, increased transparency, and capacity building for stakeholders to optimize the benefits of LIS for property development in Lagos.
