    This study delves into the multidimensional implications of integrating green spaces within the architectural design of a proposed Resort in Kuchiyako III, Kije, Abuja, Nigeria, with a specific focus on promoting tourism development. Acknowledging planned green spaces as pivotal social arenas for daily interactions and sustainability indicators for well-being, the research underscores the global recognition of natural environments in enhancing physical, social, and mental well-being. This study notes that tourism evolves into a multi-dimensional concept, architectural design assumes a vital role in shaping holistic and vibrant tourist experiences. The study's aim is to conceptualize the multi-dimensional potential of green spaces to enhance well-being, productivity, and tourism at the proposed Resort. Through a comprehensive literature review, the research establishes the significance of greenery and its potential benefits. It identifies key greenery elements that can elevate the tourist experience and examines their application in tourist facility design. Moreover, the study endeavors to uncover design considerations for creating a sustainable and resilient tourist facility and investigates their effective integration within the proposed Resort's design. Research questions pertaining to the importance of greenery in tourist facilities, the crucial greenery elements for enhancing tourist experiences, and influential design considerations guide the inquiry. While acknowledging limitations, such as time constraints and potential respondent availability, the study's significance lies in its potential to contribute to tourism development, employment opportunities, and local economies. The anticipated benefits include enhanced aesthetics, habitat preservation, increased tourism, and improved visitor satisfaction, aligning with the broader goal of creating a more inviting atmosphere for visitors. In conclusion, this research establishes the intricate relationship between green spaces, architectural design, and tourism, aiming to enrich tourist experiences, foster well-being, and catalyze tourism development in Abuja, Nigeria.     Impact of Informal Settlement on Residential Property Rental Value in Ibadan Metropolis, Oyo State

    The rapid growth of informal settlements in Ibadan has become a major concern for urban planners, policymakers, and property investors, as it has significant implications for residential rental values. This study examined the Impact of informal settlement on residential property rental value in Ibadan Metropolis, Oyo State. A descriptive and inferential quantitative research design was employed, with a sample size of 360 respondents drawn from five local government areas in Ibadan Metropolis. Data was collected through structured questionnaires administered to residents and estate surveyors. Descriptive statistics, including mean scores and frequency distributions, were used to summarize socio-economic characteristics and rental trends, while Analysis of Variance (ANOVA) was applied to assess the impact of informal settlements on rental values and identify contributing factors. Findings revealed that between 2012 and 2022, rental values for properties in informal settlements across various local government areas of Ibadan exhibited a steady increase, with the highest growth seen in a Bungalow in Ibadan North East LGA (300%) and 172% for a 3-bedroom flat. Factors contributing to informal settlements included poverty, rapid urbanization, and ineffective housing policies. This is further demonstrated by the high proportion of low-income households, with 66.4% of respondents earning below ₦40,000 monthly. Impacts were primarily due to poor infrastructure, inadequate sanitation, and overcrowding. Respondents cited issues such as haphazard housing construction (M=4.49) and poor sanitation (M= 4.35) as significant factors contributing to the decline in property value. In Ibadan South East and North, respondents reported the most substantial declines in quality of life, which directly affected rental pricing. The study recommended the development and implementation of integrated urban planning strategies that consider both formal and informal settlements. This approach should prioritise equitable distribution of resources, services, and amenities across the entire metropolis. The research investigates how thoughtfully designed landscapes can help break down physical and social barriers, creating welcoming and accessible for individuals from various backgrounds. Using a combination of qualitative analysis, the research employed a case study methodology to analyze successful examples of community hubs that have effectively utilized landscape features to enhance inclusivity. Various landscape elements such as accessible pathways, seating arrangements, green spaces, and interactive installations has been examined, assessing their impact on social interaction, community engagement, and overall well-being.     Implications of School-Based Water, Sanitation, and Hygiene (WASH) Facilities for Achieving Related Sustainable Development Goals (SDGs) in Ibadan, Nigeria

    This study explores the impact of school-based Water, Sanitation, and Hygiene (WASH) facilities on achieving Sustainable Development Goals (SDGs) in Ibadan, Nigeria. With a focus on eleven Local Government Areas (LGAs) divided into metropolitan (Ibadan North, Ibadan North-East, and Ibadan South) and peri-urban (Ido and Oluyole) regions, a 5% sample rate was applied to a total pupil population of 402,840, yielding a sample size of 965 students, 351 from private schools and 614 from public schools. The research combines survey data and key informant interviews with school administrators, health boards, SUPEB, and the Ministry of Education to assess WASH awareness, access, and facility conditions. The study analyzed WASH facilities' availability, accessibility, and quality in schools, correlating these factors with health outcomes and school attendance. The results reveal significant disparities in WASH infrastructure between private and public schools. Private schools reported higher access to clean water and sanitation, with 98.3% having adequate facilities compared to 88% in public institutions. This gap impacts students’ health and attendance, as private school pupils consistently report better hygiene and lower rates of waterborne diseases. Awareness levels among school administrators also varied; 36.2% of private school heads displayed high awareness of WASH protocols, compared to only 7.9% of public school heads. This gap in awareness affects the prioritization of hygiene practices, as knowledgeable school heads tend to advocate more actively for comprehensive WASH programs. The study further highlights the role of socio-economic and governance factors in WASH practices. Public schools face stricter budgetary constraints and lower stakeholder engagement, with only 23.1% of public school administrators rating support as “Good” versus 48.9% in private schools. These challenges hinder public schools' ability to meet national WASH standards, with consequences for achieving SDGs. Recommendations include enhanced government funding, stronger public-private partnerships, and flexible governance frameworks to bridge WASH infrastructure and awareness gaps in public schools. By addressing these disparities, the study suggests that Ibadan’s educational institutions can better support SDG goals, improving health, education, and environmental sustainability outcomes for students.     Methods of Enhancing a Mixed Used Scenery Through Landscaping

    Landscaping is crucial to the appearance, functionality, and sustainability of mixed-use complexes because it creates a cohesive space that unifies residential, commercial, and recreational elements. Mixed-use structures have to suitably accommodate the needs and preferences of the general public. Urban areas and spaces are currently planned and built to ignores variables like climate and culture that have an impact on how people behave and use the amenities and the surrounding area. This assumes even greater significance when we take into account that women, children, the elderly, and people with disabilities do not have easy or sufficient access to green areas outside of these facilities. This will help how individuals consider and utilize the environment as a component of their daily lives, how they interpret it, how they project themselves onto it, and how they create meanings around it. The ultimate goal is to raise decision makers' awareness of and appreciation for the importance of integrating landscape design principles such as soft, hard, interior and exterior landscaping into planning and design of mixed use buildings. In order to provide architects, with relevant data and suggestions, this thesis examines landscaping techniques for enhancing mixed-use landscapes.     Energy needs in buildings are in continuous demand and rising carbon emissions, and dependence on non-renewable resources contribute to an increase in health, environmental, and economic risks. In the modern society of architecture today, building designs rely heavily on mechanical systems to solve, adjust, optimize and regulate heating, cooling and lighting effects in a building interior. In order to reduce air pollution levels and greenhouse gasses, there should be a focus on the design and construction of more passive buildings, thus contributing to a more sustainable environment. This research investigated the necessary design strategies essential for the design of a sustainable building through a study of literature and case studies. A vocational center was designed using energy efficiency principles and elements to enhance human activity and promote energy efficiency. The study concludes that energy efficiency should be prioritized in design and construction.     This study investigates the critical role of lighting design in enhancing visitor experiences, preserving artifacts, and effectively communicating museum narratives. Museums serve as essential cultural institutions that facilitate education through the exhibition of historical and artistic treasures. However, achieving optimal lighting involves addressing diverse exhibit needs, the delicate nature of artifacts, and the balance between aesthetics and preservation. The research aims to identify best practices and guidelines for effective museum lighting, focusing on the requirements of various exhibit types, suitable design strategies, and technologies that enhance visitor interaction. It examines several lighting approaches ambient, accent, mood lighting, and natural light integration each with distinct objectives in highlighting artifacts and creating immersive environments. Findings indicate that tailored lighting solutions are vital for different exhibit categories. Advances in technologies such as LED lighting, digital controls, and interactive installations play a significant role in balancing conservation and visitor engagement. The study also discusses conservation strategies, including time-controlled lighting and UV-filtering materials to mitigate photodegradation risks. Recommendations highlight the need for a comprehensive approach that considers user experience, inclusivity, and visual comfort while advocating for programming that reflects diverse visitor interests. Further research should explore the impact of emerging technologies like augmented and virtual reality on museum lighting strategies, as well as the long-term effects of optimized lighting on engagement and artifact preservation.     Proposed Shopping Mall for Odua Investment Company Limited (A Study On Spatial & Circulation Requirements in Shopping Mall

    The study of the spatial and circulation design considerations in shopping mall design seeks to understand how the layout, flow, and organization of these spaces can affect the overall shopping experience and ultimately contribute to the success of the mall as a commercial and social hub. Circulation is a problem in many shopping malls today due to several factors. One issue is poor design and layout, which can lead to congestion, bottlenecks, and confusion for visitors trying to navigate the space. The instrument for the study was a qualitative research method with a case study approach. Two local case studies were examined which are Ikeja City Mall, and Novare Gateway Mall, Abuja. In addition, three international case studies were examined (Accra Mall in Ghana, The Boulevard Mall in U.S.A, and Dubai Mall in United Arab Emirates). Journals, books, and previous research works relevant to the study on layout and circulation of shopping malls were also examined. Deductions from the case studies enabled the study to derive the spatial requirements for a shopping mall that are but not limited to retail outlets, anchor stores, cinemas, entertainment areas, common areas, and services areas. Also from the case studies and literature review, this study was able to assess critical design considerations for achieving proper layout and enhancing circulation in shopping malls. The circulation design consideration were discussed includes clear and intuitive layout, central circulation spine, zoning of similar facilities, ample walkways, strategic placements of entry and exit, provision of service access, design flexibility, accessibility, and safety measures. As a result, the study recommends that circulation design consideration are not overlooked in the design and construction of shopping centres. This thesis examines the application of Defensible Space Theory to enhance privacy and security within these environments. The theory suggests that specific design elements can foster a sense of territoriality, ownership, and responsibility, encouraging residents to actively monitor their surroundings. By deterring unwanted behavior and increasing natural surveillance, these strategies contribute to a safer, more private living environment. More than just aesthetic appeal, these features—like gardens, native plants, water features, and open green areas—improve psychological well-being and create a sense of connectedness to the natural world, which benefits the user experience as a whole. Notwithstanding the well-established benefits of sustainable building, little is known about the precise function of green landscape elements in community sports facilities and how they affect patron happiness and wellbeing. The current study fills this gap by examining the psychological, environmental, and aesthetic impacts of integrating natural components into these institutions' architectural designs. This study used a mixed-methods approach, integrating qualitative interviews with users, architects, and urban planners to better understand how people perceive the value of green features. In sporting facilities with differing degrees of green integration, quantitative surveys evaluate psychological impact, aesthetic appreciation, and user happiness. Results are anticipated to show that establishments with thoughtfully integrated green elements offer a more pleasurable and fulfilling setting, possibly boosting patron loyalty and well-being. In order to include green components in a way that improves sustainability and usability, the study provides architects and urban planners with helpful suggestions. Using native plants to promote biodiversity, establishing open areas for community engagement, and adding water features to enhance atmosphere are among recommended best practices. These insights aim to support the development of sports centres that not only meet functional needs but also promote an ecological and user-centred approach to design. Future research should explore the long-term sustainability of green features in diverse climates and cultural contexts, broadening the applicability of these findings across various environmental and social settings.     Effect of Valuation on Auctioneering Practice in Lagos State

    It has been established that there exists a strong nexus between the practice of Estate Surveying and Valuation and the practice of Auctioneering. This study therefore examined the effect of valuation on auctioneering practice in Lagos state a view to providing information that would enhance the practice. The study employed a descriptive research design in order to be able to gather information from various auctioneering firms and the professional estate surveyors and valuers in the study area. Questionnaire were administered on forty-three (43) professional auctioneering firms affiliated with the Certified Institute of Auctioneers Nigeria (CIAN), and thirty-seven (37) estate surveyors and valuers that are into auctioneering practice. The study employed the use of descriptive data analytical techniques, and the information was presented in tables, Pie and Bar charts respectively. The study found that the majority of the auctions firms have been established for long, are medium-sized firms, have between 1-10 employee sizes, majority operate a single branch of their firms and majority are registered members of CIAN. The study also found auctioneering procedures never deviate from valuation reports in 25% of cases, while they sometimes deviate in 50% of cases, while “Rarely” and “often” deviations are reported by 16.7% and 4.2% of respondents, respectively, with another 4.2% stating that they “always deviate”. Regarding the influence of valuation reports on bidding strategies and outcomes in real estate auctions, the majority (79.2%) reported sales at or above the reserve price. A smaller proportion (12.5%) experienced sales below the reserve price, while a minimal 4.2% reported either multiple bidders driving up the price or a stalemate/no sale. The findings also suggests a strong reliance on valuation reports to set reserve prices, which helps ensure that auctioneers set realistic and informed minimum acceptable prices. On impact of various factors considered by auctioneering firms in real estate-related decisions, the study found that location is the most consistently important factor, with 41.7% of respondents stating it always influences their decisions, resulting in the highest mean score of 4.1 ± 0.88. Marketing and Promotion is also crucial, as indicated by a mean score of 3.9 ± 1.06, with 41.7% of respondents emphasizing its importance. Market condition, and Property Type and Condition, both hold significant sway as well, each with a mean score of 3.9, underscoring their substantial roles in decision-making. The study concluded that Valuation reports and various influencing factors play critical roles in auction outcomes and real estate decisions, emphasizing the need for targeted expertise and market adaptability. By understanding these dynamics, auction firms can strategically position themselves for success, optimize their operations, and better meet market demands. It assesses evolving security threats, emphasizing proactive safety measures in terminal design and integrating safety considerations from project inception to ensure sustained safety measures. Detailed analysis of safety design criteria, such as emergency evacuation procedures, fire suppression systems, access control, and structural integrity, underscores their pivotal role in terminal safety.     Water Sanitation and Hygiene (WASH) Practices in Some Selected Food Markets in Ibadan, Nigeria

    This study investigated Water Sanitation and Hygiene practices in some selected Food markets in Ibadan, Oyo State, Nigeria. Four markets were selected in four Local Government Areas and were classified into Urban and Rural areas, so as to form a basis for comparison. This study employed Qualitative and quantitative data gathering method, using a structured questionnaire which were coded and entered into a Statistical Package for Social Sciences (SPSS) for analysis. Analysis on the available source of drinking water in the urban markets was borehole, which account for 46% while available source of drinking water in rural markets was unprotected well and this account for 36% and water from vendors account for 18%. The study revealed that market people in the rural area do not have a Service Access to good toilet facilities to enhance WASH and the infrastructures available are pit latrine with slab (36%), pit latrine without slab (23%) and women in markets located in rural areas, 41% engage in open defecation because of lack of toilet facilities. There is lack of knowledge about health risks linked to poor WASH. The study revealed that people are motivated to handwashing, because it would make their hands scent nice and it would prevent them from contracting diseases. The study further revealed that market people could be willing to practice WASH if the infrastructures are readily available and accessible. This study concluded with the fact that the main driving force for poor environmental conditions experienced in the market is attitudinal. What motivates people to WASH is the risk factor associated with poor sanitation. It is therefore recommended that there should be proper sensitization of stakeholders on the need to take care of the environment so as to prevent sicknesses and diseases.     Natural lighting and ventilation are essential components of building design and operation that help to create environments that are favorable for learning, working, and general well- being. However, the inability of many academic buildings to efficiently utilize these natural resources causes a number of problems that have an impact on energy usage and occupant satisfaction. In order to overcome these obstacles, all-encompassing plans that give natural lighting and ventilation system integration top priority in faculty building designs are needed. This research investigated the need for healthier, more comfortable, and energy-efficient environments within faculty buildings through literature and case studies. A science faculty building was designed using natural lighting and ventilation principles and elements to enhance human activity and promote energy efficiency. The study concludes that natural systems of lighting and ventilation are essential aspects of any building and should be prioritized in design and construction.     Our lives are enriched by art. Through art we expand our horizons and enter new worlds. That is why buildings designed for art and culture are at the centre of public interest. This research highlights a decline in public patronage of art in museums around the country as the traditional role of collection, housing and showcasing to the public is fast becoming un-motivating to the general public. It identifies the impact of designed space on creating spectacular experiences for art appreciation and advocates a holistic approach in creating spaces for new cultural activities that has the potential to attract various user groups and enhance public patronage of art. The research ascertain the performing arts as a three dimensional art that combines all aspects of arts and the inclusion of these responsive art which is the missing link in a typical Art museum has the Potential to aid the effective revitalization of Nigerian art. It provides guidelines, features, and design approach which are rich in public attractions and are proven to be useful in enhancing the design of increasing effective art facilities. It thus proposes the design of Offa Centre of Arts and culture which inculcates research findings from literatures and case studies in its design in presenting a qualitative model of standard for emulation or adaptation for art buildings around the country and to fulfill the needs of Nigerian youths who desire a renewed way of approaching cultural issues.     Proposed Children’s Museum, Chevron Drive, Lekki, Lagos, Nigeria. (The psychology of colour in children leisure centre)

    The psychology of colour plays a crucial role in creating engaging and stimulating surroundings for children, particularly in leisure centre settings. This study aims to investigate the impact of colour on children's emotions, behaviours, and experiences within such environments. Understanding the psychological effects of different hues empowers leisure centre designers and operators to craft spaces that optimize children's involvement, happiness, and overall well-being. To achieve these objectives, a case study research approach was employed. Five diverse case studies were selected, comprising one local and four international children's museums. These case studies were thoroughly assessed using parameters of colours identified from relevant literature on colour psychology. The findings of the study revealed that the colours yellow, blue, orange, and green were well-utilized both on the exterior and interior of the buildings in the selected children's museums. These colours were strategically integrated to evoke specific emotional responses and influence children's experiences within the spaces. Drawing insights from the case studies, this research proposes a design for a children's museum situated in NNPC Estate Chevron Drive, Lekki. By incorporating lessons learned from the case studies, the proposed design aims to create an optimal environment for children's play and exploration, taking into consideration the psychological impact of colour. In conclusion, the study emphasizes that colour must be a primary consideration when designing functional and effective children's leisure centres. The strategic use of colour can significantly influence children's emotions, behaviours, and engagement levels. By carefully selecting and incorporating colours into the design, leisure centres can create an environment that fosters positive experiences, enhances children's overall well-being, and promotes a sense of joy and excitement during their visit.     It is now essential to the creation of office complexes that sustainable design principles are incorporated, as it has become with modern architecture and urban planning. The importance and use of sustainable design principles in office complex projects are discussed in this essay. This study emphasizes the many advantages of sustainable design, including energy efficiency, less environmental impact, and enhanced occupant well-being, by studying numerous case studies and pertinent literature. The application of important sustainable design principles to the development of office complexes is examined, including passive design methods, effective building systems, the integration of renewable energy sources, and responsible material choices. Additionally, the financial benefits of implementing sustainable practices are looked at, with a focus on the higher market value and long-term cost reductions connected to green buildings. According to the study's findings, the application of sustainable design concepts in office buildings promotes environmental responsibility while also fostering the creation of healthier, more productive work environments and a more sustainable future.
